Catalogue launched for October auction

Acuitus has launched the catalogue for its forthcoming auction on October 18.

The catalogue for our fifth auction of 2012 can now be viewed online here. The sale will offer 53 lots representing retail, office, industrial, car park and leisure investments with a total rental income of around £5.3m. Lots featured in the sale have been entered by a wide range of vendors including Royal London Asset Management; Barts and the London Charity; Sue Ryder; other major institutions, and LPA receivers at Jones Lang LaSalle, BNP Paribas Real Estate and Wedlake Bell. The properties in the auction represent a wide geographic spread across the UK and a similarly extensive range of investment opportunities with guide prices from £110,000 to £3.75m Properties in the auction include:

  • London SW15 – 108 High Street, Putney. A Prime freehold retail unit close to Putney Exchange Shopping Centre let to Sean Hanna with four self-contained residential flats above. Producing £145,020pa. Guide price: £2m+ (7.25% gross)
  • Three Medical Centre Investments in Cowfold (Nr Horsham), Sellindge (Nr Ashford) and Liverpool. Let to Doctors on leases with average unexpired lease terms of 12.5 years approximately. Guide prices range from £450,000 to £1.3m.

 

  • London EC1 – 31-32 Ely Place. A prime freehold office investment let to solicitors producing £190,000 pa Refurbishment/residential conversion potential, subject to consents. Guide price: £3.75m (£540 per sq ft)
  • Leicester – St. John’s House, 30 East Street. Substantial freehold office investment close to central railway station. Mainly let to Leicester Primary Care NHS Trust. Producing £518,233 pa. Guide Price: £2.2m (23.56% gross)
  • Beverley – 65-66 Saturday Market Street. Attractive freehold restaurant investment let to Prezzo Plc on new 25-year lease (no breaks). Producing £65,000 pa. Guide price: £945,000 (6.88% gross)

The last three Acuitus auctions have reflected an overall sale rate of 80%+ and achieved the sector’s highest average lot size.
